Morgan Williams was established in 1985 by Malcolm Morgan MRICS and Michael Williams FRICS as a Commercial Property Consultancy.

In 2005, our 20th year, we converted to a Limited Liability Partnership as a commitment to our continuing growth.

Agency

We consistently maximise returns for our Clients on sales and lettings.

This is achieved via a marketing strategy that promotes the property to its best advantage combined with the targeting of active buyers/tenants through our comprehensive database.

Acquisitions

We undertake property searches to meet Client’s specification followed by valuation and other strategic advice, negotiation of price/rent and Lease terms etc to secure the right property on the most competitive terms.

Expert Witness

We provide an Expert Witness service for the resolution of all types of property disputes ranging from divorce settlements to dissolution of partnerships etc.

Investment

We provide acquisition and disposal advice to achieve maximum returns and income security for all types of commercial property investment.

Lease Renewals

We act for both Landlords and Tenants on Lease renewals involving negotiation of rent and other terms to secure the optimum deal in the market place.

Property Management

We manage a varied and growing commercial property portfolio. Our service includes rent collection, service charge administration, preparation of property accounts, supervision of repairs and other works, regular inspection to ensure Tenants compliance with Lease covenants and other strategic advice.

Rating Appeals

We undertake rating appeals to minimise the amount of Business Rates payable. This involves an evaluation of the rating assessment to determine whether an appeal should be lodged, negotiations with the Valuation Officer, to obtain the optimum result.

Rent Reviews

We negotiate rent reviews on behalf of Landlords and Tenants to obtain the optimum rent. Our service also includes the preparation of Submissions and Counter Submissions to Arbitrators/Independent Experts when a negotiated settlement cannot be achieved.

Valuations

We provide Valuations of commercial property for all purposes to include bank funding and loan security, taxation, company balance sheet and probate.

We are appointed panel valuers for the majority of the high street Banks.
